Meeting the client
The first stage of N3Discover activity consists in several meetings with the Client, in order to carry out an in-depth analysis of the potential investor profile, of his needs, his investing habits, his major or minor propension to take risks, the main reasons why he intends to invest, the money he wants to spend to buy a property and how it should look like.
The results will be listed in a Preliminary Informative Questionnaire, then followed by the signature of a Consulting Real Estate Agency, for a 6-months term, at the fixed price of £ 800,00 (eight hundred pounds).
House searching
It then begins the house searching. At least 5 different properties will be proposed to the Client, at first with pictures and then with an “in loco” visit. Usually this stage will not require more than 2 or 3 days in London. If the Client doesn’t like any of the selected properties, there will be a second selection of houses, instead if he does like one of them, a formal contract will be drafted.
Consultancy
Once selected a property, a legal adviser firm and a financial-economical consultant will play a leading role. The first will accurately evaluate the property (if it is the case thanks to a surveyor) and will manage negotiations with the vendor’s solicitor, until the contract completion. The financial-economical consultant evaluates and underlines the best financial ways of dealing with the transaction, also by asking for a loan when required by the Client. Their fees were in advance negotiated by N3Discover and are at a lower price than the ones applied to the ordinary Clients.
After sale
Once purchased the property, a specialized firm will deal with the management and the maintenance of the property (including the buying of the furniture, the paying of the condominial expenses and in case the searching of a tenant).
